Short-term rental agreement

The content of this agreeement will be sent to you after you’ve read this page, and added your signature to the booking form. Specific dates and reservation information will be added at booking. Failure to acknowledge that you’ve read this form, or failure to sign at check-out will result in not being able to complete your booking.

Short-Term Rental Agreement (herein the Agreement) between the Manager of the Makers Retreat House (herein the Management) and _________________ (herein the Renter) regarding the Makers Retreat House (herein the Property) located at 47784 U.S. 20, Oberlin, OH 44074 (herein the Property Address).

This Agreement is between the Renter and the Management. The Renter agrees to rent the Property for a period beginning at 3 PM on ______________ until 11 AM on ______________ (herein The Rental Period). Total number of guests in the group is ________ (maximum capacity is 8 guests).  2 days prior to your Check-in Date we will send you an email with driving/parking information as well as check-in and check-out instructions.  This will include a unique door code which operates both the front door as well as the crafting studio door.

Retreat Pricing 

We have flat rate rental pricing, as shown below.  No additional fees, taxes, etc. We can accommodate a total of 8 guests.  The rate does not change if your group has fewer than 8 guests.

 Thursday-Sunday (3 nights – weekend) – $1,800

Monday-Thursday (3 nights – weekdays) – $1,600

Thursday-Thursday (7 nights – full week) – $2,690

If you are looking for alternate dates, please let us know and we will do our best to accommodate your request.

Deposit and Cancellation Policy

To fully book your reservation, submit this signed Agreement and a $400 deposit.  Your deposit will be a credit towards the cost of your stay. You can cancel your reservation 30 days or more from your check-in date for a full refund of your deposit.  We understand that life happens and sometimes the best laid plans need to be delayed or canceled. If you need to cancel your reservation within 30 days of your check-in date, we will do our best to work with you to pick new dates. If you prefer to cancel outright, your deposit will not be refunded, but any additional monies paid will be returned to you.

Management reserves the right to cancel this Agreement in the event of an emergency or unforeseen event. In the event of Management cancellation, all payments (including the deposit) will be refunded in full.

Rent Payment

Your balance due must be paid in full at least 30 days prior to your Check-in Date. Failure to pay the rent will be considered cancellation and forfeiture of the rental deposit.  Unfortunately, we cannot accept individual payments from each member of your group.  Renter agrees to act as the single point of contact for your group reservation and to handle all payments.  We appreciate you taking on that role!

Payment Options

Injuries/Damages

If needed, there is a basic first aid kit located in the first-floor bathroom, below the sink.

By signing the Agreement, the Renter releases all claims and liabilities against the Management and agrees that the Management shall not be responsible for any injury caused to the Renter or other guests while in or on the Property. Each guest assumes full responsibility and liability for themselves during the Rental Period.

The Management shall hereby be held harmless, and the Renter hereby expressly waives any and all claims against said Management for any damage or loss to personal property belonging to guests. This includes claims or personal injuries sustained in any way, or any loss or damage to personal property caused by fire, water, deluge or overflow or explosion, howsoever arising or caused, or for loss of any articles by theft from the Property.

Security System

Makers Retreat House has an ADT security system.  The system is armed when the retreat house is vacant.  The system will be unarmed during your reservation dates, so you do not need to worry about the alarm going off during your stay.  There are no video cameras on the property with the exception of the front doorbell.  The doorbell has been programmed to only record video when the system is armed.  For guest safety, the ADT security system does monitor 24/7 for CO2, smoke, fire, and flooding in the basement.

Rental Property Rules

By signing this Agreement, the Renter and all the other guests of the Property during the Rental Period agree to observe the following rules:

    • Renter will share a copy of this Agreement with all the other guests in the group.
    • This Agreement grants access to the Makers Retreat House and property including the gravel lane, the asphalt driveway, the parking area, front and back yards, and 6 acres of woods behind the house. Walking paths in the woods are not groomed and require sturdy shoes and steady feet.  Enter at your own risk.  Access to the metal storage barn is prohibited.
    • The maximum number of retreat guests is 8. Any day-visitors or additional guests other than the people under this Agreement are not permitted.
    • The Property will remain a smoke-free, pet-free facility.
    • No parties, events, or large gatherings will be held on the Property.
    • Noise inside the crafting studio and the house is expected. Please avoid excessive noise outside. 
    • The only fire/flames permitted are the kitchen stovetop and propane grill. No fire or flames in the process of crafting.  No lit candles.  No outdoor burning or camp fires are permitted.
    • Care of the Septic System is simple. Nothing other than human waste and toilet paper will be flushed down the toilets. Guests will not flush sanitary products, paper towels, wet wipes or similar items.
    • The Internet Access provided at the Property will be used for lawful activities only.
    • Check-out procedures will be followed by all guests.
    • In the case of breakage or damages to the Property, the Renter shall inform the Management by phone at (440) 610-5146 or email at [email protected].
    • The Renter and all guests agree to maintain the Property in good condition and agree to replace or pay for any loss, breakage or damage caused by the group. All damages and excess cleaning will be charged at the actual restoration costs. Should any repairs be required, the Management will provide the Renter a bill within 14 days after the Rental Period.

By Signing this Agreement, the Renter shall agree to all terms and conditions set forth above.
